All This Rain!

The weather has been strange around here lately, hasn’t it?  We will go for long stretches of time with no rain at all and then when we do get rain, inches and inches fall at once.  This leads to flash flooding, with water rushing toward run-offs and drains that weren’t designed to accommodate all that rain at one time. So we have an unusual over flow of water rushing into areas that it shouldn’t be rushing into.

A regular Homeowners policy DOES NOT cover flood.  Even in the most low-risk areas, rising waters entering your home and causing damage will not be covered without a separate Flood Insurance policy.  According to floodsmart.gov:

  • People who live outside high risk flood areas file 20% of the National Flood Insurance Program (NFIP) claims and receive 1/3 of the disaster assistance earmarked for flooding.
  • Flash Floods often bring walls of water 10 to 20 feet high.
  • Flood policies have a 30 day waiting period, after the policy is purchased, before coverage begins.
  • In high risk areas, your home is twice as likely to be damaged by flood than by fire.
  • Flood insurance is much less expensive than you might think.
  • Many mortgage companies will escrow the cost of flood policies, after the first year of coverage.
